Arada’s Investment In London’s Developer Regal

UAE-based company Arada has acquired a controlling stake in London developer Regal. The deal is valued at approximately $680 million and gives Arada a 75% stake in the holding company Regal Holdco. 

Regal specializes in residential construction and project management in London. The company’s current portfolio includes about 10,000 homes, covering segments such as student housing and senior living. 

According to Regal’s 2024 financial report, the company’s short-term liabilities amounted to £252 million, while its investment property was valued at £196 million. 

Arada plans to rebrand Regal, renaming it Arada London, and aims to triple the developer’s housing portfolio within three years. 

The investment is viewed as part of Arada’s strategy to enter the European real estate market. Until now, the company has focused on residential and commercial projects in the Middle East. 

Thus, acquiring a majority stake in Regal allows Arada to establish a foothold in London’s development sector and pursue its expansion plans in construction and asset management over the coming years.

The acquisition of Regal, which carries a significant debt load (£252 million in short-term liabilities versus £196 million in property value), entails considerable risks for Arada. The stated plan to triple the portfolio in three years appears ambitious, given London’s high competition and housing market pressures. With limited land availability and lengthy approval processes, growth may lag behind expectations. Successful execution will require substantial additional capital and effective debt management.
