Saudi Arabia’s Public Investment Fund Invests in Manhattan Skyscraper Project

10 September 2025

In July 2025, Saudi Arabia’s Public Investment Fund (PIF) invested in a project to develop an office skyscraper in Manhattan. The fund acquired two-thirds of the site for over $600 million and has already invested around $200 million during the pre-construction phase.

The project envisions the construction of an office tower approximately 1,200 feet tall (about 370 meters) in central New York. The development will include multifunctional infrastructure combining office spaces and commercial areas.

According to The Wall Street Journal, the total volume of commercial real estate acquisitions by foreign investors in New York over the past six months amounted to $2.1 billion — roughly triple the figure for the same period two years ago.

PIF’s investment is viewed as part of its strategy to diversify assets and strengthen its presence in key international commercial real estate markets.

Comment from the Investment Division of M24 SunShine:

PIF’s investment in the Manhattan skyscraper project highlights the fund’s ambitions; however, the current dynamics of New York’s office market remain challenging. High vacancy rates and evolving demand patterns may impact the project’s long-term profitability. Significant early-stage capital commitments create additional risks amid potential market adjustments. The project’s success will depend on stable leasing demand and the ability to secure anchor tenants.
