Urban Logistics Development by Investec REALIS and Wrenbridge in the United Kingdom

REALIS, the investment platform founded by Investec, in partnership with developer Wrenbridge, has launched a €105 million urban-logistics development program comprising three sites in London and South-East England. 

The first project is located in Greenwich, where a former film studio will be converted into a modern logistics facility of 3,716 square meters. The second site, in Cambridge, involves the redevelopment of a brownfield industrial plot into a mid-box warehouse totaling 3,437 square meters. The third project, at Harlow Innovation Park, covers 3.2 hectares and includes the construction of industrial, logistics, and research facilities totaling 13,935 square meters. 

The developments are being carried out through a joint venture, with Investec holding a 47 % stake. All three schemes are speculative builds, with no pre-let agreements, signaling investor confidence in sustained demand for urban and last-mile logistics space. 

The assets are designed to meet high sustainability and energy-efficiency standards, targeting EPC A* and BREEAM Excellent certifications. Each building will incorporate renewable-energy systems, heat-recovery technologies, and carbon-reduction measures. 

The program aims to establish a network of urban distribution centers supporting rapid e-commerce and local-supplier delivery. According to Investec, the three developments will create over 500 jobs and add approximately 21,000 square meters of modern logistics floor space to the London and South-East market. 

The initiative forms part of REALIS’s strategy to expand its light-industrial and last-mile logistics portfolio. Financing combines Investec’s own equity with bank credit lines secured against future rental income. 

According to Europe-RE.com, all three projects are scheduled for completion in 2026. Upon delivery, Investec plans either to divest the assets to institutional investors or retain them within a long-term income-producing portfolio.
