US Residential Real Estate Market: October 2025 Overview

According to Clear Capital’s Home Data Index Report for October 2025, US home prices rose 0.1% month-on-month and 3.6 % year-on-year, compared with 4.2% annual growth in September. The index covers over 450 metropolitan areas and tracks price movements across all housing segments. 

Regional trends were mixed. The South and Central regions saw moderate gains — prices in Atlanta, Dallas, and Tampa rose 0.3–0.5% during the month. In the West (including California and Oregon), prices declined 0.2–0.4%, while the Northeast remained broadly unchanged. 

By price tier, low-end homes (under $300,000) rose 4.1% year-on-year, mid-tier properties increased 3.4%, and high-end homes grew 2.6%. The average national home price reached $447,000 at the end of October — $15,000 higher than a year earlier. 

Investor activity accounted for 19.8% of all transactions, up 1.4 percentage points year-on-year, with the highest concentration in southern and central states, particularly within the rental housing segment. 

Bank-owned properties (REO) represented 0.9% of total sales, up 0.2 points month-on-month, though distressed sales remain at historically low levels. 

The number of active listings fell 3.2% from September, while the average time on market rose from 34 to 38 days. The sharpest decline in supply was observed in Florida and the US Southwest. 

Overall, the US residential property market in October 2025 shows slowing price growth, steady investor participation, and a shrinking supply base, pointing to a phase of demand normalization after several years of expansion.

The decline in supply and longer marketing periods suggest a more balanced market, while investor activity near 20% of all deals highlights continued demand for rental-oriented assets in the South and Central regions.
